What each bathroom type costs 1. Line items on a $38,000 hall bathroom 1. The waterproofing spec that decides everything 1. Ventilation, electrical and code items 1. Timeline and sequence A guest or powder room remodel in Southern California costs $14,000 to $26,000. A full hall bathroom runs $28,000 to $50,000. A primary suite lands between $55,000 and $120,000, and higher in Newport Coast or Beverly Hills where slab stone and steam showers are standard. Bathrooms cost more per square foot than any other room in a house (commonly $450 to $900) because a 45 sq ft room contains plumbing, electrical, ventilation, waterproofing, tile and cabinetry all compressed into one space. The single decision that determines whether the room survives fifteen years is the shower waterproofing, and it is invisible when the job is finished. In this article 1. What each bathroom type costs 1. Line items on a $38,000 hall bathroom 1. The waterproofing spec that decides everything 1. Ventilation, electrical and code items 1. Timeline and sequence #### What each bathroom type costs Powder room, 20 to 30 sq ft: $9,000 to $18,000. Toilet, vanity, mirror, lighting, floor tile, paint. No shower means no waterproofing assembly, which removes both the cost and the risk. Guest or hall bathroom, 40 to 60 sq ft: $28,000 to $50,000. Full gut with a tub-shower or walk-in shower, new tile floor and walls, vanity, toilet, exhaust fan, lighting. This is the most common bathroom project we do. Primary bathroom, 90 to 160 sq ft: $55,000 to $120,000. Separate shower and freestanding tub, double vanity, water closet, larger tile format, heated floor, better fixtures. The jump comes from the second plumbing fixture group, more tile area and higher-grade materials. Primary suite with structural change: $120,000 to $250,000. Expanding into an adjacent closet or bedroom, relocating the plumbing wall, adding a window, or building a steam shower with its own vapor-sealed enclosure. A steam shower alone adds $9,000 to $22,000 once you account for the generator, the fully sealed enclosure, the sloped ceiling and the additional electrical. Pro Tip If you have two bathrooms to do, run them sequentially with the same crew rather than simultaneously. You keep one working bathroom and the labor rate is usually better. #### Line items on a $38,000 hall bathroom For a 50 sq ft hall bath, complete gut to studs, with a walk-in shower: - Permit and drawings where required: $800 to $2,500 - Demolition and disposal: $1,800 to $3,200 - Plumbing rough (relocating supply and waste, new valve): $4,500 to $9,000 - Electrical rough (GFCI circuits, lighting, fan, heated floor feed): $2,500 to $5,000 - Exhaust fan, properly ducted to exterior: $600 to $1,400 - Framing repairs and blocking for fixtures and grab bars: $800 to $2,500 - Cement board and waterproof membrane assembly: $1,800 to $3,800 - Shower pan (pre-sloped and bonded, or mud bed): $1,200 to $2,800 - Wall and floor tile material: $1,800 to $6,500 - Tile installation labor: $4,500 to $10,000 - Vanity and countertop: $2,200 to $7,000 - Toilet, shower valve and trim, faucet, accessories: $1,800 to $5,000 - Shower glass, frameless: $1,800 to $4,500 - Paint, mirror, lighting fixtures, hardware: $1,200 to $3,000 Tile labor is the line most people underestimate. Large-format porcelain and small mosaics both cost more to install than standard field tile: mosaics because of the sheet count, large format because of the flatness tolerance the substrate has to meet. Pro Tip Budget tile labor separately from tile material when comparing bids. A cheap tile installed badly costs more than a good tile installed well. Ready to Start Your Project? Green board is not waterproofing. Moisture-resistant drywall behind shower tile is a failure waiting to happen. The shower substrate should be cement backer board or a foam board panel, never paper-faced gypsum. The membrane is the system. Either a sheet membrane bonded over the backer board, or a liquid-applied membrane rolled to the manufacturer's specified thickness, usually two coats with reinforcing fabric at every corner and change of plane. The critical areas are the corners, the curb, the bench and the pipe penetrations. That is where water finds its way out. The pan is not the tile. A bonded pre-sloped foam pan with an integrated drain, or a traditional mortar bed sloped a quarter inch per foot to a two-part clamping drain. Tile is a wear surface, not a barrier. Grout is not waterproof. Benches and niches leak. Both need to slope away from the wall and be membrane-wrapped completely before tile. Test it. A proper flood test on the pan for 24 hours before tile goes down takes a day and catches the failure that would otherwise show up in year three as a stain on the ceiling below. Doing this correctly adds maybe $1,500 to $3,000 to a bathroom. Fixing a failed shower (demolition, framing repair, mold remediation, rebuild) is $12,000 to $30,000. Pro Tip Ask your contractor which membrane system they use by name and whether they flood test. A specific answer is a good sign. #### Ventilation, electrical and code items Southern California's mild climate makes people casual about bathroom ventilation. They should not be. Exhaust fan. Sized to the room: a rough guide is one CFM per square foot with a minimum of 50 CFM, more for a large primary bath. It must duct to the exterior, not into the attic. A fan discharging into an attic in Woodland Hills produces mold above the ceiling within a couple of seasons. Use rigid or smooth-wall duct where possible and keep the run short. Electrical. All bathroom receptacles require GFCI protection. Lighting near a tub or shower must be rated for damp or wet location. A heated floor needs its own dedicated circuit with a GFCI-protected thermostat. Title 24. California energy standards govern lighting efficacy and require high-efficacy fixtures in bathrooms. Fan efficacy requirements apply as well. Your permit set should address it. Fixture clearances. Code requires minimum clear space in front of the toilet and a minimum width to the toilet centerline. On a tight remodel these dimensions frequently decide the layout, so establish them before you fall in love with a floor plan. Glass. Shower enclosure glass must be tempered safety glazing, and any window within a shower or tub enclosure needs to be tempered as well. #### Timeline and sequence A hall bathroom runs 4 to 7 weeks of on-site work. A primary suite runs 7 to 12 weeks. The sequence: demolition to studs (2 to 3 days), plumbing and electrical rough with inspections (week 1 to 2), framing and blocking, then insulation and inspection, backer board and waterproofing membrane with cure time (week 2 to 3), shower pan and flood test (week 3), tile setting and grout (week 3 to 5), then vanity, toilet, fixtures, glass templating and installation, paint and accessories (week 5 to 7). Two waits are structural to the schedule and cannot be compressed. Waterproofing membranes need their full manufacturer-specified cure before flood testing or tiling. And frameless shower glass cannot be measured until the tile is finished and the walls are final. Fabrication then takes 7 to 14 days. You will have a functional but glassless shower for a couple of weeks at the end. On a single-bathroom house, plan where the family will shower. On a two-bathroom house, sequence so you never lose both. Pro Tip Order the vanity and any special-order tile before demolition. Tile back-orders are the most common cause of a stalled bathroom job. #### Final Thoughts Bathrooms are the most expensive rooms per square foot in Southern California homes, running $450 to $900 depending on scope. Budget $28,000 to $50,000 for a hall bath and $55,000 to $120,000 for a primary. Spend the money on what you cannot see: a proper membrane system, a bonded sloped pan, a flood test, and ventilation that actually reaches the outside. Those items are a small fraction of the budget and they are the entire difference between a bathroom that lasts fifteen years and one that fails in three. A powder room runs $9,000 to $18,000, a full hall bathroom $28,000 to $50,000, and a primary suite $55,000 to $120,000. Per square foot that works out to roughly $450 to $900, higher than any other room because plumbing, electrical, waterproofing and tile all compress into a small space. What is the correct shower waterproofing method? Cement backer board or foam panel substrate, never paper-faced drywall, covered by a bonded sheet membrane or a liquid-applied membrane at the manufacturer's specified thickness with reinforcement at all corners and penetrations. The pan should be pre-sloped and bonded or a mortar bed at a quarter inch per foot, then flood tested for 24 hours before tiling. How long does a bathroom remodel take? Four to seven weeks for a hall bathroom, seven to twelve for a primary suite. Two waits cannot be compressed: waterproofing membranes need their full cure before flood testing and tiling, and frameless shower glass can only be measured after tile is complete, then takes 7 to 14 days to fabricate. Does a bathroom exhaust fan have to vent outside? Yes. Ducting a fan into the attic instead of through the roof or an exterior wall causes mold above the ceiling, often within a couple of seasons. Size the fan at roughly one CFM per square foot with a 50 CFM minimum, and use rigid or smooth-wall duct with the shortest practical run. Why is tile installation so expensive? Because tile labor is skilled work and difficult formats cost more. Small mosaics take longer due to sheet count and grout lines; large-format porcelain demands a substrate flat within tight tolerance, which often means additional leveling work. On a $38,000 hall bathroom, tile labor alone commonly runs $4,500 to $10,000.
