Allan Hancock developed Hancock Park in the 1920s on part of his family's Rancho La Brea, and he insisted that houses stand 50 feet back from the street. That setback still decides how a property here is used: the raised front lawn belongs to the streetscape, so the pool, the loggia, the outdoor kitchen and any guest house live behind the house, usually reached by a side drive that passes through a porte cochere. The neighborhood is a Historic Preservation Overlay Zone, yet its preservation plan exempts rear-yard pools, rear-yard decks and new accessory buildings hidden from the street from review. The real design task is making new outdoor rooms read as part of a Tudor Revival, Spanish Colonial Revival or Mediterranean Revival house built about a century ago. Spacious single-family lots, most of them built on in the 1920s and 1930s. Inside the preservation zone the median single-family parcel is about 12,000 square feet in LA County Assessor data, with the middle half running from roughly 8,000 to 18,000 square feet, and the typical house sits well back behind a raised front lawn with its garage at the rear. We are a design-build team, which means the people who draw your project are the people who build it. Design, engineering, permits and construction run through one project manager and our own crews, so nothing gets lost in a handoff between a salesperson and a subcontractor. We are licensed, bonded and insured, [CSLB license #1119054](https://www.cslb.ca.gov/OnlineServices/CheckLicenseII/LicenseDetail.aspx?LicNum=1119054) . Permits in Hancock Park: Private pools in the City of Los Angeles are permitted through a Combined Building-Mechanical permit, while pools serving more than two dwelling units need separate building, electrical, plumbing and mechanical permits. Using a City of Los Angeles standard plan on file with LADBS reduces plan check time. The blocks from Highland Avenue to Rossmore Avenue, between Melrose Avenue and Wilshire Boulevard, form the Hancock Park Historic Preservation Overlay Zone. Its preservation plan exempts rear-yard pools and decks, grading, and detached accessory structures that are not contributing and not visible from the street, as determined by Planning staff, unless the work is in the public right-of-way or the property is under a Historical Property Contract. Pools or decks elsewhere on the lot, front-yard fences, walls and hedges, and new paving outside existing walk and driveway footprints go to the Director of Planning as conforming work. Additions that stay off the street-visible facades and add less than 30 percent to the square footage that existed when the HPOZ took effect are exempt, while a cumulative addition of 30 percent or more to a contributing house needs a Certificate of Appropriateness. Permit details checked September 2026 against [LADBS](https://dbs.lacity.gov/sites/default/files/efs/forms/pc17/design-and-construction-of-swimming-pools-ib-p-bc2017-014.pdf) and [LA City Planning](https://planning.lacity.gov/odocument/cefc3a2c-c04b-443c-8d87-6f46b48c048f/Hancock-Park-Preservation-Plan-Text_%28no_cover%29.pdf) . Rules change, so we confirm them again for your parcel. What We Build - HPOZ exemption and conforming work screening - Porte cochere and side-drive access planning - Period Revival detailing for pool houses and loggias - Parkway tree protection during staging - Detached ADUs, ground-up - Garage conversions to living space - Junior ADUs within the main house - Room additions and bump-outs - Second-story additions - Full kitchens and bathrooms in the ADU - Separate utility metering where required - Private entries, patios and landscaping - Plans, engineering and city submittals - Title 24 energy compliance Local Conditions #### What to Know in Hancock Park These local conditions change the scope, the schedule and the budget. 01 Much of the preservation zone lies over the Salt Lake Oil Field as mapped by the state, and LADBS methane mitigation rules under Division 71 of the Los Angeles Building Code cover additions in its Methane Zones and Methane Buffer Zones, so a parcel's methane status is confirmed before an ADU slab or addition foundation is designed. 02 Side driveways generally pass through a porte cochere to a rear garage, and that opening can limit the size of excavation and gunite equipment that reaches the back. 03 Parkway strips are planted with mature sycamores and elms, and changes to landscaping in the public right-of-way go to the Director of Planning, so staging, material drops and utility trenching are planned around the street trees and their roots. Questions #### What Hancock Park Homeowners Ask Who issues the permits for this work in Hancock Park? Los Angeles Department of Building and Safety (LADBS). Using a City of Los Angeles standard plan on file with LADBS reduces plan check time. We prepare the drawings, make the submittal and handle plan-check corrections ourselves, so you are not the one chasing plan check. What makes building in Hancock Park different? Spacious single-family lots, most of them built on in the 1920s and 1930s. Inside the preservation zone the median single-family parcel is about 12,000 square feet in LA County Assessor data, with the middle half running from roughly 8,000 to 18,000 square feet, and the typical house sits well back behind a raised front lawn with its garage at the rear. One local condition that shapes the work: Much of the preservation zone lies over the Salt Lake Oil Field as mapped by the state, and LADBS methane mitigation rules under Division 71 of the Los Angeles Building Code cover additions in its Methane Zones and Methane Buffer Zones, so a parcel's methane status is confirmed before an ADU slab or addition foundation is designed. Which parts of Hancock Park do you work in? All of it, including Wilshire Country Club, Rossmore Avenue, June Street and Hudson Avenue. Our crews run every job out of our Cahuenga Pass base in Los Angeles, with our own people on site. What does an ADU or addition cost in Hancock Park? Detached ADU: generally $150,000 to $400,000+ across Southern California. What moves it is square footage, finish level, utility runs, and site access; garage conversions typically run well below a ground-up detached build. We give line-item pricing after seeing the site rather than quoting a number over the phone. How long does an ADU take start to finish? Plan a realistic year. Design and engineering typically take one to three months, city plan check and corrections add several more, and construction usually runs four to eight months depending on size and site access. Is a garage conversion cheaper than a detached ADU? Usually yes, and often substantially, because the foundation, walls and roof already exist. The trade-offs are that you lose the garage, and older slabs and framing sometimes need upgrading to meet current code. Can I rent the ADU out? California ADU law is designed to allow long-term rental, and an ADU is one of the few ways to add rentable square footage to a single-family lot. Short-term rental rules vary by city, so confirm your local ordinance before counting on that income. Do you handle the permits? Yes. Plans, engineering, Title 24 and the city submittal are all handled in-house, including responding to plan-check corrections. That is a service we sell on its own, so it is not something we hand off. #### More Services in Hancock Park [Pool & Spa Remodeling in Hancock Park](https://www.remodelyourvibe.com/services/swimming-pool-spa/hancock-park) [Backyard & Outdoor Living in Hancock Park](https://www.remodelyourvibe.com/services/exterior-remodeling/hancock-park) [Everything we build in Hancock Park](https://www.remodelyourvibe.com/service-areas/hancock-park) #### ADUs & Additions Nearby [ADUs & Additions in Los Angeles](https://www.remodelyourvibe.com/services/adus-additions/los-angeles) [ADUs & Additions in West Hollywood](https://www.remodelyourvibe.com/services/adus-additions/west-hollywood) [ADUs & Additions in Beverly Hills](https://www.remodelyourvibe.com/services/adus-additions/beverly-hills) [ADUs & Additions in Hollywood Hills](https://www.remodelyourvibe.com/services/adus-additions/hollywood-hills) [ADUs & Additions in Culver City](https://www.remodelyourvibe.com/services/adus-additions/culver-city) Planning Guides #### Before You Build in Hancock Park Costs, materials and process notes from our own projects.
