The result is flat, orderly ground with a few distinct pockets: the rural-scale lots around Gay and Denni Streets, developed under county standards before annexation in 1988, and the 671-home Sorrento tract, built out in the 1990s. With no slope to work around, the zoning code shapes the backyard, from pool setbacks off side and rear lot lines to a 15-foot height limit on detached accessory structures and caps on how much of the required rear yard they may cover. Below grade, the city's Safety Element maps liquefaction potential in granular sandy soil with a high water content, so the soils report deserves early attention. Flat, regular tract lots dominate, on terrain the Safety Element describes as lacking any significant topographical features. The RS-6000 zone calls for 6,000 square feet with a 60-foot width and 100-foot depth, a 10-foot rear setback with at least 1,100 square feet of rear yard and 40 percent maximum lot coverage, and a second story may not exceed 75 percent of the first floor, garage included. Larger parcels sit in the RS-15000 zone (15,000 square feet minimum) and the Density Incentive overlay (13,000 square feet minimum), while the rural-scale area around Gay and Denni Streets was developed to county standards before its 1988 annexation, so lot sizes and street improvements there vary. We are a design-build team, which means the people who draw your project are the people who build it. Design, engineering, permits and construction run through one project manager and our own crews, so nothing gets lost in a handoff between a salesperson and a subcontractor. We are licensed, bonded and insured, [CSLB license #1119054](https://www.cslb.ca.gov/OnlineServices/CheckLicenseII/LicenseDetail.aspx?LicNum=1119054) . Permits in Cypress: Residential permits come from the Building Division, which sits within the Public Works Department and handles building, grading and water quality; for additions and alterations it lists plan check at 10 working days for a first submittal and 5 working days for a recheck. The zoning code reads two ways on pools: the pool and spa section asks for four feet from interior side and rear lot lines and from the house, while the accessory structure setback table lists swimming pools, spas, pool and spa equipment, patio covers and stationary barbecues at five feet from side and rear lines on single-family lots, so a layout is best confirmed with the Planning Division early. Pool pumps and other mechanical equipment may not sit between the house and the street and must be screened from public view, and pools and spas must be fenced as the city's building code requires. ADU applications are reviewed ministerially through plan check, with a decision due within 60 days of a complete application, while in the Density Incentive (DI) overlay every addition, alteration or remodel also needs design review approval. Permit details checked September 2026 against [Cypress Municipal Code](https://ecode360.com/43174697) . Rules change, so we confirm them again for your parcel. One local condition that shapes the work: The Safety Element describes Cypress, like most of Orange County, as underlain by alluvium and granular sandy soil with a high water content, and maps the areas subject to liquefaction on its Seismic Hazards Map, so a soils report should guide pool shell and ADU foundation design. Which parts of Cypress do you work in? All of it, including Sorrento, Gay and Denni Streets and Cypress Walk. Our crews run every job out of our Cahuenga Pass base in Los Angeles, with our own people on site. What does a backyard or outdoor living project cost in Cypress? Full backyard transformation: generally $50,000 to $250,000+ across Southern California. What moves it is how much hardscape is involved, whether a pool or outdoor kitchen is included, grading and retaining, and the level of lighting and planting. We give line-item pricing after seeing the site rather than quoting a number over the phone. How long does a backyard remodel take? A patio and turf refresh often finishes in three to five weeks. A full transformation with hardscape, an outdoor kitchen, structures and lighting typically runs ten to sixteen weeks, and longer if a pool is part of the same phase. Pavers or poured concrete? Pavers cost more up front but flex with ground movement instead of cracking, and individual units can be lifted and replaced. Poured concrete is cheaper initially, but a crack means cutting out and repouring a section that rarely matches. On most Southern California soil we recommend pavers for anything you will look at every day. Can you fix drainage at the same time? Yes, and on most projects we insist on it. Correcting grade and adding proper drainage while the yard is already open is far cheaper than retrofitting it after new hardscape is down. Do you handle the whole yard in one project? Yes. Design, permits, hardscape, structures, kitchen, lighting and planting run through one team and one project manager, so nothing gets lost between trades. #### More Services in Cypress [Pool & Spa Remodeling in Cypress](https://www.remodelyourvibe.com/services/swimming-pool-spa/cypress) [ADUs & Additions in Cypress](https://www.remodelyourvibe.com/services/adus-additions/cypress) [Everything we build in Cypress](https://www.remodelyourvibe.com/service-areas/cypress) #### Backyard & Outdoor Living Nearby [Backyard & Outdoor Living in Los Alamitos](https://www.remodelyourvibe.com/services/exterior-remodeling/los-alamitos) [Backyard & Outdoor Living in Cerritos](https://www.remodelyourvibe.com/services/exterior-remodeling/cerritos) [Backyard & Outdoor Living in Garden Grove](https://www.remodelyourvibe.com/services/exterior-remodeling/garden-grove) [Backyard & Outdoor Living in Long Beach](https://www.remodelyourvibe.com/services/exterior-remodeling/long-beach) [Backyard & Outdoor Living in Huntington Beach](https://www.remodelyourvibe.com/services/exterior-remodeling/huntington-beach) Planning Guides #### Before You Build in Cypress Costs, materials and process notes from our own projects.
