Chaffey founded Ontario in 1882 as an irrigation colony, and its backbone was Euclid Avenue, a boulevard of twin roadways divided by a central mall that rises on a long, easy incline from the Southern Pacific tracks toward the mouth of San Antonio Canyon. The older city holds eight designated historic districts, where Craftsman bungalows stand near Mediterranean, Tudor and Victorian houses. To the south, the 13-square-mile Ontario Ranch occupies land the city annexed in 1999 from the former San Bernardino County Agricultural Preserve, where dairy farms had shaped the landscape since the early 1900s and are now giving way to master-planned neighborhoods. Beneath most of the city lies alluvial sand that the Safety Element treats as a wind-related hazard, so a backyard plan here weighs historic review, dust and wind during excavation, and exactly where a pool, its barrier fence and an ADU may sit on the lot. Two eras share the city: the Chaffey brothers' original subdivision pattern, still intact around the historic downtown and Euclid Avenue, with early tracts such as College Park, subdivided into 48 lots in 1914, and Armsley Square, laid out in 1924, and Ontario Ranch to the south, where former dairy properties are being converted to master-planned neighborhoods. Development Code Table 6.01-1 sets the minimum traditional single-family lot at 18,000 square feet in the AR-2 district, 10,000 in RE-2 and RE-4, and 7,200 in LDR-5. We are a design-build team, which means the people who draw your project are the people who build it. Design, engineering, permits and construction run through one project manager and our own crews, so nothing gets lost in a handoff between a salesperson and a subcontractor. We are licensed, bonded and insured, [CSLB license #1119054](https://www.cslb.ca.gov/OnlineServices/CheckLicenseII/LicenseDetail.aspx?LicNum=1119054) . Permits in Ontario: Under the Development Code's residential standards, a pool, spa or pond 1.5 feet deep or more cannot be built in a front yard, must sit at least 3 feet from side and rear property lines and must be enclosed by a decorative nonclimbable fence or wall at least 5 feet high, while diving boards, slides, waterfalls and decorative rockscapes need at least 5 feet from side and rear lines. ADU applications go to the Building Department electronically through the city's Citizen Portal Access, and the city's ADU handout caps a detached unit at 850 square feet for a studio or one bedroom and 1,000 square feet for two or more, generally at 16 feet tall, with 4-foot side and rear setbacks and 6 feet of separation between detached structures. Exterior alterations to historic buildings, including homes in the city's eight designated historic districts, need a Certificate of Appropriateness reviewed by Planning staff, the Historic Preservation Subcommittee and the Historic Preservation Commission, or a Planning waiver for minor alterations. Questions #### What Ontario Homeowners Ask Who issues the permits for this work in Ontario? City of Ontario Community Development, Building Department. One local condition that shapes the work: The Safety Element describes the alluvial sand beneath most of Ontario as very susceptible to erosion, with strong winds driving it onto property, and its policies require dust-control best management practices on all excavation and grading and prohibit excavation and grading during strong wind conditions as defined by the Building Code, which brings the wind forecast into any dig schedule. Which parts of Ontario do you work in? All of it, including College Park, Armsley Square, Rosewood Court and El Morado Court. Our crews run every job out of our Cahuenga Pass base in Los Angeles, with our own people on site. What does a pool or spa project cost in Ontario? New pool construction: generally $70,000 to $150,000+ across Southern California. What moves it is size and shape, spa, water and fire features, decking material, automation, and how much access and grading the site needs. We give line-item pricing after seeing the site rather than quoting a number over the phone. How long does a pool remodel take? A straightforward replaster with new tile and coping usually runs three to five weeks. A full remodel that includes new decking, equipment and features typically runs eight to twelve weeks. Site access and permit timing are the two things that move that most. How long does a new pool take to build? Most new pool builds run about three to five months from permit to first swim. Hillside sites that need engineered retaining or difficult access sit at the longer end of that range. Should I replaster or fully remodel? If the shell and plumbing are sound and you only dislike the surface, replastering with new tile and coping is the efficient choice. If the equipment is aging, the deck is cracked or the shape no longer suits how you use the yard, a full remodel costs less than doing it in two separate phases. Do you self-perform the work? Yes. Our own crews handle the build rather than passing it to a rotating set of subs, which is why the schedule and the finish standard stay consistent. #### More Services in Ontario [Backyard & Outdoor Living in Ontario](https://www.remodelyourvibe.com/services/exterior-remodeling/ontario) [ADUs & Additions in Ontario](https://www.remodelyourvibe.com/services/adus-additions/ontario) [Everything we build in Ontario](https://www.remodelyourvibe.com/service-areas/ontario) #### Pool & Spa Remodeling Nearby [Pool & Spa Remodeling in Rancho Cucamonga](https://www.remodelyourvibe.com/services/swimming-pool-spa/rancho-cucamonga) [Pool & Spa Remodeling in Upland](https://www.remodelyourvibe.com/services/swimming-pool-spa/upland) [Pool & Spa Remodeling in Chino](https://www.remodelyourvibe.com/services/swimming-pool-spa/chino) [Pool & Spa Remodeling in Eastvale](https://www.remodelyourvibe.com/services/swimming-pool-spa/eastvale) [Pool & Spa Remodeling in Jurupa Valley](https://www.remodelyourvibe.com/services/swimming-pool-spa/jurupa-valley) [Pool & Spa Remodeling in Corona](https://www.remodelyourvibe.com/services/swimming-pool-spa/corona) Planning Guides #### Before You Build in Ontario Costs, materials and process notes from our own projects.
