The difference is accountability. In design-build one company holds the design and the construction under one contract, so if the drawings and the field conflict, that is their problem to solve at their cost. In the separate model you hire a designer or architect, then bid the drawings to contractors, and the gap between the two belongs to you. Both models work. Design-build usually compresses the timeline and prices earlier; the separate model gives independent design oversight and a competitive bid. What matters is that you vet the license, insurance and contract terms in either case, because the failure modes differ.

How Each Model Actually Works
Design-build: one agreement covers concept, construction drawings, engineering, Title 24 where applicable, permitting and construction. Pricing arrives early because the builder is costing their own drawings in real time, so a $180,000 backyard does not come back at $240,000 after design. Design-bid-build: you engage an architect or designer, typically on a percentage of construction cost or a fixed fee, take the finished set to three contractors, and award. You get independent design advocacy and true price competition on an identical scope. The trade-off is a longer runway, since design, engineering and plan check all complete before a builder is engaged, and any constructability problem discovered in the field becomes a change order rather than an internal correction.
Pro Tip
If budget certainty matters more than design competition, design-build usually gets you there faster.
Licenses and Insurance to Verify in Both Models
Whoever builds needs an active B General Building license, or the correct specialty classification for a single-trade job: C-53 pools, C-27 landscaping, C-8 concrete, C-29 masonry. Verify at cslb.ca.gov along with the $25,000 bond and workers' compensation. Ask for a general liability certificate from the insurer at $1,000,000 per occurrence, $2,000,000 aggregate. On the design side, a licensed architect carries professional liability, commonly called errors and omissions; ask for that certificate if you are using one, because in the separate model design errors are their exposure, not the builder's. In design-build, confirm in writing who bears the cost when drawings need field correction. That one sentence is most of what you are buying.
Pro Tip
Ask a design-build firm, in writing, who pays when the drawings are wrong. The answer should be them.

Red Flags, and What Each Proposal Contains
Red flags common to both: a deposit over $1,000 or 10% of the contract; no start and completion dates; no mechanics lien warning; free design offered on condition you sign the construction contract first, which is a sales instrument, not a service. A design-build proposal should split design and construction into separately priced phases, with a design fee that is credited or not credited stated plainly, plus a schedule of values, allowances with unit prices, and payment tied to milestones. A designer's proposal should state the deliverable set precisely: floor plans, elevations, sections, details, material schedules, engineering and Title 24 by others or included, plus construction administration hours. Ambiguity about who provides construction administration is the most expensive gap in the separate model.
Pro Tip
Whoever writes the drawings should have a defined role during construction. Get those hours priced up front.
How to Choose, and What to Ask
Choose design-build when scope is defined, budget certainty matters, and the work is construction-led: pools, backyards, outdoor kitchens, ADUs, kitchen and bath. Choose separate when the project is architecturally ambitious, involves significant structural reconfiguration, or sits in a design review overlay or the Coastal Zone where an architect's advocacy is worth the extra runway. Ask either party: who pulls the permit; who pays for plan check corrections; what happens if the field conditions differ from the drawings; how are allowances set and reconciled; will I get lien waivers with each payment; who is on site daily. Then ask for three recent local addresses and the permit numbers. In both models the contractor's own crews, rather than a broker's rotating subs, are what protect the schedule.
Pro Tip
For a Coastal Zone parcel, engage design help early. Coastal Development Permits reward thorough drawings.
Final Thoughts
There is no universally better model, only a better fit. Design-build concentrates responsibility and prices earlier; the separate route buys independent design advocacy and a competitive bid at the cost of time. Verify the license, bond, workers' comp and liability either way, and insist on a contract that names who owns the gap between drawing and build. RYV works design-build across Los Angeles, Orange County, the Conejo Valley and the western Inland Empire, with in-house 3D design, permitting and self-performed construction.

Frequently Asked Questions
Is design-build cheaper than hiring an architect and contractor separately?
Usually it is more predictable rather than strictly cheaper. Design-build costs the drawings as they are produced, so the construction number appears early and moves less. The separate model can win on price through competitive bidding, but adds design fees, a longer runway, and change orders when field conditions differ from the drawings.
Who is responsible if the drawings are wrong?
In design-build the same company owns both, so field corrections are internal and should be at their cost. Confirm that in writing. In the separate model, design errors sit with the designer or architect, which is why their professional liability coverage matters, and corrections typically reach you as a contractor change order first.
What should I verify before hiring either one?
For the builder: active CSLB license with the right classification, the $25,000 bond, workers' compensation, and general liability at $1,000,000 per occurrence issued by the insurer. For a designer or architect: current license and professional liability coverage. In both cases, a written contract with dates, payment schedule and the mechanics lien warning.
When is a separate architect worth the extra time?
When the project reconfigures structure significantly, sits inside a design review overlay or historic district, or falls in the Coastal Zone where a Coastal Development Permit is required. Those situations reward a thorough, independently advocated drawing set. Construction-led scopes such as pools, backyards and ADUs generally move faster under design-build.
