Built for Beverlywood Homes
Beverlywood was developed in 1940 by Walter H. Leimert around Circle Park, and its 1,354 homes remain bound by covenants, conditions and restrictions administered by the Beverlywood Homes Association. Most building projects here answer to two reviewers, LADBS and the association, whose Design Review Committee and board weigh the grading plan, proportions, height and even the color scheme against the neighborhood's established character.
Below the tree-lined streets lie the Cheviot Hills and Beverly Hills oil fields, and the methane zoning that reaches most parcels shapes how new rooms and ADUs are built. The association asks owners to expect at least two months for its design review, so the calendar for an addition or an ADU starts well before the first city permit is issued.
Mostly 1940s single-family houses on lots that commonly run from about 6,000 to 8,500 square feet in LA County Assessor parcel data, behind front setbacks where the association prohibits fences and freestanding walls. The CC&Rs require a two-car garage on every lot, and a garage converted to an ADU keeps its garage door wherever that door is visible from the street.
We are a design-build team, which means the people who draw your project are the people who build it. Design, engineering, permits and construction run through one project manager and our own crews, so nothing gets lost in a handoff between a salesperson and a subcontractor. We are licensed, bonded and insured, CSLB license #1119054 .
Permits in Beverlywood: Private pools in the City of Los Angeles are permitted through a Combined Building-Mechanical permit, while pools serving more than two dwelling units need separate building, electrical, plumbing and mechanical permits. Using a City of Los Angeles standard plan on file with LADBS reduces plan check time.
Beverlywood falls within the city's Hillside Grading Area, where LADBS requires grading plan check and a grading permit for a new pool excavation, and most parcels are also mapped in a Methane Zone or Methane Buffer Zone, which brings new buildings and additions under the city's methane mitigation rules.
Single-family lots are zoned R1V2, an R1 Variation Zone whose residential floor area ratio runs from 0.55 on lots up to 6,000 square feet down to 0.45 on lots over 10,000, under a 30-foot height limit. A pool, addition, ADU, grade change or retaining wall also needs approval from the Beverlywood Homes Association, whose rules hold a pool at least five feet from every property line, measured to the water line, and keep the pool equipment in the rear yard.
Permit details checked September 2026 against LADBS and LA City Planning . Rules change, so we confirm them again for your parcel.

Local Conditions
What to Know in Beverlywood
These local conditions change the scope, the schedule and the budget.
01
A band of blocks near Robertson Boulevard, including parts of David Avenue and Hillsboro Avenue, lies inside a state Alquist-Priolo Earthquake Fault Zone mapped on the California Geological Survey's Beverly Hills quadrangle, so the fault map is worth checking before an addition or ADU is placed on those lots.
02
The Cheviot Hills oil field underlies the western blocks and the Beverly Hills oil field the northeastern ones, and the methane zoning over most parcels can mean methane site testing, a sub-slab vent system and a Fire Department clearance for gas detection and ventilation on a new ADU or addition.
03
When a sloping rear yard is excavated, association rules allow retaining walls only in the rear yard, at least five feet from the side and rear property lines and out of view of any street, capped at one 8-foot wall or two 6-foot walls set at least five feet apart.
04
A parkway tree can be removed only with prior association Board approval and must be replaced with a 60-inch box tree, so the existing street canopy is a fixed point when truck, pump and crane access is planned.

Questions
What Beverlywood Homeowners Ask
Who issues the permits for this work in Beverlywood?
Los Angeles Department of Building and Safety (LADBS). Private pools in the City of Los Angeles are permitted through a Combined Building-Mechanical permit, while pools serving more than two dwelling units need separate building, electrical, plumbing and mechanical permits.
We prepare the drawings, make the submittal and handle plan-check corrections ourselves, so you are not the one chasing plan check.
What makes building in Beverlywood different?
Mostly 1940s single-family houses on lots that commonly run from about 6,000 to 8,500 square feet in LA County Assessor parcel data, behind front setbacks where the association prohibits fences and freestanding walls. The CC&Rs require a two-car garage on every lot, and a garage converted to an ADU keeps its garage door wherever that door is visible from the street.
One local condition that shapes the work: A band of blocks near Robertson Boulevard, including parts of David Avenue and Hillsboro Avenue, lies inside a state Alquist-Priolo Earthquake Fault Zone mapped on the California Geological Survey's Beverly Hills quadrangle, so the fault map is worth checking before an addition or ADU is placed on those lots.
Which parts of Beverlywood do you work in?
All of it, including Monte Mar Drive, Beverwil Drive, Cresta Drive and Duxbury Circle. Our crews run every job out of our Cahuenga Pass base in Los Angeles, with our own people on site.
What does a pool or spa project cost in Beverlywood?
New pool construction: generally $70,000 to $150,000+ across Southern California. What moves it is size and shape, spa, water and fire features, decking material, automation, and how much access and grading the site needs. We give line-item pricing after seeing the site rather than quoting a number over the phone.
How long does a pool remodel take?
A straightforward replaster with new tile and coping usually runs three to five weeks. A full remodel that includes new decking, equipment and features typically runs eight to twelve weeks. Site access and permit timing are the two things that move that most.
How long does a new pool take to build?
Most new pool builds run about three to five months from permit to first swim. Hillside sites that need engineered retaining or difficult access sit at the longer end of that range.
Should I replaster or fully remodel?
If the shell and plumbing are sound and you only dislike the surface, replastering with new tile and coping is the efficient choice. If the equipment is aging, the deck is cracked or the shape no longer suits how you use the yard, a full remodel costs less than doing it in two separate phases.
Do you self-perform the work?
Yes. Our own crews handle the build rather than passing it to a rotating set of subs, which is why the schedule and the finish standard stay consistent.

Planning Guides
Before You Build in Beverlywood
Costs, materials and process notes from our own projects.
Building a Pool in Northridge: Costs and Permits A new pool in Northridge typically runs $85,000 to $165,000 all-in with decking and equipment. The tract lots are generous, the soil is workable, and the real variables are access, spa and deck square footage. Read guide Van Nuys Pool and Backyard Costs A new pool in Van Nuys runs $75,000 to $145,000, and a pool-plus-backyard package $110,000 to $220,000. Flat lots keep excavation honest; older service panels and gas meters are where budgets slip. Read guide Travertine vs Porcelain Pavers for SoCal Yards Travertine installs at roughly $22 to $30 per square foot, porcelain at $24 to $34. The real difference is heat, staining and how each one handles a chlorinated pool deck over ten years. Read guide Pool Coping Options: Concrete, Stone and Porcelain Coping runs $28 to $55 per lineal foot in concrete, $55 to $110 in natural stone and $60 to $120 in porcelain. On an average pool perimeter that is a $2,500 to $11,000 decision. Read guide
