Built for La Habra Heights Homes

La Habra Heights was planted before it was built: in the 1920s, crews contoured these Puente Hills slopes for avocado groves, and the Hass variety was developed here. Los Angeles County zoned the area for one-acre lots in 1949, and the city's General Plan still resists curbs, sidewalks and streetlights, so homes sit far apart along narrow roads laid over the old farm lanes that followed its ridges and canyons.

A backyard here is shaped less by square footage than by what lies beneath and around it: a septic system and its future replacement area, slopes that can be slide-prone, and the Whittier Fault running through the middle of town. The General Plan asks new work to minimize alteration of the natural terrain, so the strongest designs keep grading light and let the hillside lead.

Residential zoning sets a one-acre minimum lot area, determined by the Slope Density Formula so that steeper building sites need more land, with 35-foot front and 25-foot side and rear setbacks and a 30-foot height limit. Lots are large, with substantial portions left ungraded, guest houses without kitchens are capped at 640 square feet, and the General Plan encourages avocado and citrus groves and the keeping of horses.

We are a design-build team, which means the people who draw your project are the people who build it. Design, engineering, permits and construction run through one project manager and our own crews, so nothing gets lost in a handoff between a salesperson and a subcontractor. We are licensed, bonded and insured, CSLB license #1119054 .

Permits in La Habra Heights: Building permits are issued at the Building and Safety counter in City Hall, 1245 North Hacienda Road, where building official and plan check services are provided under contract. Projects that meet every development standard are approved by the Community Development Director through Ministerial Site Plan Review, while any deviation needs a Standards Modification from the Director or the Planning Commission, with findings on neighbors' privacy, protected views and whether the work blends into the natural setting.

On septic properties, the Los Angeles County Department of Public Health, Environmental Health Division, also reviews remodels, and an expansion or new construction generally requires designating and testing a location for a replacement dispersal system.

The city's Housing Element notes that its local amendments to the state building codes concern wildland fire hazards and swimming pool enclosures, and large parts of the city are mapped Very High Fire Hazard Severity Zone.

What We Build

Local Conditions

What to Know in La Habra Heights

These local conditions change the scope, the schedule and the budget.

01

Two reaches of the Whittier Fault cross the city from west to east, and a designated Alquist-Priolo zone following the fault trace runs through the center of town, where any habitable structure along the trace calls for special consideration.

02

The western Puente Hills are uplifted, faulted seabed deposits, so slopes are steep and in many cases slide-susceptible, and soils prone to shrink-swell behavior or erosion are common. The city reports that most properties being developed have to be sited to avoid earthquake-induced landslides and liquefaction, and with no formal storm drain system, development generally has to retain some stormwater on site.

03

Only about 6 percent of properties have immediate access to the public sewer, so most homes rely on septic tanks with leach fields or seepage pits. The city recommends marking the tank and dispersal system with stakes and caution tape so heavy equipment does not collapse the tank or crush the leach lines.

04

Homes are reached by narrow, winding roads built over old farm lanes that followed the canyons and ridges, local lanes typically carry a single travel lane with very limited on-street parking, and the General Plan calls for weight and size limits on trucks using local streets, with special emphasis on Hacienda Road. Equipment size, deliveries and staging are planned around that.

Questions

What La Habra Heights Homeowners Ask

Who issues the permits for this work in La Habra Heights?

City of La Habra Heights Community Development Department, Building and Safety Division. Building permits are issued at the Building and Safety counter in City Hall, 1245 North Hacienda Road, where building official and plan check services are provided under contract.

We prepare the drawings, make the submittal and handle plan-check corrections ourselves, so you are not the one chasing plan check.

What makes building in La Habra Heights different?

Residential zoning sets a one-acre minimum lot area, determined by the Slope Density Formula so that steeper building sites need more land, with 35-foot front and 25-foot side and rear setbacks and a 30-foot height limit. Lots are large, with substantial portions left ungraded, guest houses without kitchens are capped at 640 square feet, and the General Plan encourages avocado and citrus groves and the keeping of horses.

One local condition that shapes the work: Two reaches of the Whittier Fault cross the city from west to east, and a designated Alquist-Priolo zone following the fault trace runs through the center of town, where any habitable structure along the trace calls for special consideration.

Which parts of La Habra Heights do you work in?

All of it, including Hacienda Road, East Road, West Road and Avocado Crest Road. Our crews run every job out of our Cahuenga Pass base in Los Angeles, with our own people on site.

What does a pool or spa project cost in La Habra Heights?

New pool construction: generally $70,000 to $150,000+ across Southern California. What moves it is size and shape, spa, water and fire features, decking material, automation, and how much access and grading the site needs. We give line-item pricing after seeing the site rather than quoting a number over the phone.

How long does a pool remodel take?

A straightforward replaster with new tile and coping usually runs three to five weeks. A full remodel that includes new decking, equipment and features typically runs eight to twelve weeks. Site access and permit timing are the two things that move that most.

How long does a new pool take to build?

Most new pool builds run about three to five months from permit to first swim. Hillside sites that need engineered retaining or difficult access sit at the longer end of that range.

Should I replaster or fully remodel?

If the shell and plumbing are sound and you only dislike the surface, replastering with new tile and coping is the efficient choice. If the equipment is aging, the deck is cracked or the shape no longer suits how you use the yard, a full remodel costs less than doing it in two separate phases.

Do you self-perform the work?

Yes. Our own crews handle the build rather than passing it to a rotating set of subs, which is why the schedule and the finish standard stay consistent.

Planning Guides

Before You Build in La Habra Heights

Costs, materials and process notes from our own projects.

Building a Pool in Northridge: Costs and Permits A new pool in Northridge typically runs $85,000 to $165,000 all-in with decking and equipment. The tract lots are generous, the soil is workable, and the real variables are access, spa and deck square footage. Read guide Van Nuys Pool and Backyard Costs A new pool in Van Nuys runs $75,000 to $145,000, and a pool-plus-backyard package $110,000 to $220,000. Flat lots keep excavation honest; older service panels and gas meters are where budgets slip. Read guide Travertine vs Porcelain Pavers for SoCal Yards Travertine installs at roughly $22 to $30 per square foot, porcelain at $24 to $34. The real difference is heat, staining and how each one handles a chlorinated pool deck over ten years. Read guide Pool Coping Options: Concrete, Stone and Porcelain Coping runs $28 to $55 per lineal foot in concrete, $55 to $110 in natural stone and $60 to $120 in porcelain. On an average pool perimeter that is a $2,500 to $11,000 decision. Read guide
