Cheviot Hills is a residential Westside neighborhood with Rancho Park Golf Course and Hillcrest Country Club along its northern side and the Cheviot Hills Recreation Center, tennis courts and public pool within its bounds. Its named pockets include Monte Mar Vista on the northern blocks and California Country Club Estates, known locally as New Cheviot, while the rest of the neighborhood is known as Old Cheviot. Most of the houses are prewar or early postwar, set on lots of roughly 7,500 square feet where the rear yard is the natural place for a pool, a covered terrace or a detached ADU. Two mapped conditions shape that work: the whole neighborhood lies in the city's Hillside Grading Area, and its northern blocks fall within a Methane Zone or Methane Buffer Zone.
