The result is flat, orderly ground with a few distinct pockets: the rural-scale lots around Gay and Denni Streets, developed under county standards before annexation in 1988, and the 671-home Sorrento tract, built out in the 1990s. With no slope to work around, the zoning code shapes the backyard, from pool setbacks off side and rear lot lines to a 15-foot height limit on detached accessory structures and caps on how much of the required rear yard they may cover. Below grade, the city's Safety Element maps liquefaction potential in granular sandy soil with a high water content, so the soils report deserves early attention.
Flat, regular tract lots dominate, on terrain the Safety Element describes as lacking any significant topographical features. The RS-6000 zone calls for 6,000 square feet with a 60-foot width and 100-foot depth, a 10-foot rear setback with at least 1,100 square feet of rear yard and 40 percent maximum lot coverage, and a second story may not exceed 75 percent of the first floor, garage included.
