Beach-side parcels sit on deep sand, so excavation for a pool, spa or subterranean level needs shoring and a soils-driven foundation approach rather than a standard footing.
Many lots are narrow, with alley-only or walk-street access, which caps equipment size and forces off-site material staging.
The bluff separating the flats from the east side produces steep rear yards where retaining and drainage carry a large share of the budget.
