Pool & Spa Remodeling built for View Park-Windsor Hills properties
View Park-Windsor Hills sits in the Baldwin Hills, where the Los Angeles Investment Company broke ground on the View Park tracts in the early 1920s and Marlow-Burns & Company began building Windsor Hills in the late 1930s. The early houses went up largely in the Period Revival styles of the era, from Spanish Colonial to Tudor, and after World War II the View Park tracts west of Presidio Drive were sold to builders and custom-home buyers, drawing modernist architects such as Raphael Soriano, until the neighborhood was fully built in the late 1960s. The County's plan for the area describes sweeping views over the city below, with the Downtown skyline to the east and the Pacific in the distance to the west, from curving streets that follow the terrain. Because the community is unincorporated, permits and planning run through Los Angeles County, and on parts of the hillside, mapped fault, landslide and fire hazard zones can shape where a new pool, outdoor room or ADU belongs.
Established single-family lots on streets that the County's Westside Area Plan describes as laid out to follow the contours of the hills. In the County Assessor's parcel map, the middle half of detached lots run about 6,400 to 8,300 square feet, with a median near 7,000. Lots open up on Kenway Avenue and Enoro Drive, where the median is just over 14,000 square feet and most houses date from the 1950s and 1960s.
We are a design-build team, which means the people who draw your project are the people who build it. Design, engineering, permits and construction run through one project manager and our own crews, so nothing gets lost in a handoff between a salesperson and a subcontractor. We are licensed, bonded and insured, CSLB license #1119054.
Permits in View Park-Windsor Hills: View Park-Windsor Hills is unincorporated, so building permits come from Los Angeles County Public Works, Building and Safety, through its Southwest District Office, and long-range planning follows the County's Westside Area Plan, adopted in March 2025. On the western edge, around La Brea and Mansfield avenues, roughly 300 detached single-family parcels sit inside a state Alquist-Priolo Earthquake Fault Zone drawn along the Inglewood fault, part of the Newport-Inglewood-Rose Canyon fault zone. The County's hazard layers also show earthquake-induced landslide zones on parts of the slopes, and place about 90 homes on the western edge in Moderate or High Fire Hazard Severity Zones on the Local Responsibility Area map, with none in Very High and the rest of the residential streets mapped non-wildland.
Permit details checked September 2026 against LA County Planning. Rules change, so we confirm them again for your parcel.

Local Conditions
What building in View Park-Windsor Hills actually involves
Every city in Southern California builds differently. These are the things that change the scope, the schedule or the budget on View Park-Windsor Hills projects.
Roughly 300 detached parcels on the western edge, along La Brea and Mansfield avenues and streets such as Northridge and Mioland drives, lie inside an Alquist-Priolo Earthquake Fault Zone on the Inglewood fault, so the mapped fault traces are worth locating before an ADU or addition is sited.
State seismic hazard maps, carried in the County's hazard layers, mark earthquake-induced landslide zones on parts of the slopes, including homes on Fairway Boulevard, Presidio Drive and Northland Drive, where soil and slope conditions should be understood before a pool or retaining wall is designed.
About 95 percent of detached houses on the County Assessor's roll were built between 1920 and 1959, so a pool, outdoor kitchen or ADU usually joins an older home whose electrical service and drainage deserve an early look.
About 90 homes on a band of western streets, including Brea Crest, Onacrest and Mioland drives, fall in Moderate or High Fire Hazard Severity Zones on the Local Responsibility Area map, while the rest of the residential streets are mapped non-wildland.

What makes building in View Park-Windsor Hills different?

Which parts of View Park-Windsor Hills do you work in?
All of it, including View Park, Windsor Hills and View Park Historic District. Our crews run every job out of our Cahuenga Pass base in Los Angeles, with our own people on site.
What does a pool or spa project cost in View Park-Windsor Hills?
New pool construction: generally $70,000 to $150,000+ across Southern California. What moves it is size and shape, spa, water and fire features, decking material, automation, and how much access and grading the site needs. We give line-item pricing after seeing the site rather than quoting a number over the phone.
How long does a pool remodel take?
A straightforward replaster with new tile and coping usually runs three to five weeks. A full remodel that includes new decking, equipment and features typically runs eight to twelve weeks. Site access and permit timing are the two things that move that most.
How long does a new pool take to build?
Most new pool builds run about three to five months from permit to first swim. Hillside sites that need engineered retaining or difficult access sit at the longer end of that range.
Should I replaster or fully remodel?
If the shell and plumbing are sound and you only dislike the surface, replastering with new tile and coping is the efficient choice. If the equipment is aging, the deck is cracked or the shape no longer suits how you use the yard, a full remodel costs less than doing it in two separate phases.
Do you self-perform the work?
Yes. Our own crews handle the build rather than passing it to a rotating set of subs, which is why the schedule and the finish standard stay consistent.

A new pool in Northridge typically runs $85,000 to $165,000 all-in with decking and equipment. The tract lots are generous, the soil is workable, and the real variables are access, spa and deck square footage.

A new pool in Van Nuys runs $75,000 to $145,000, and a pool-plus-backyard package $110,000 to $220,000. Flat lots keep excavation honest; older service panels and gas meters are where budgets slip.

Travertine installs at roughly $22 to $30 per square foot, porcelain at $24 to $34. The real difference is heat, staining and how each one handles a chlorinated pool deck over ten years.

Coping runs $28 to $55 per lineal foot in concrete, $55 to $110 in natural stone and $60 to $120 in porcelain. On an average pool perimeter that is a $2,500 to $11,000 decision.
