Ladera Heights is an unincorporated Los Angeles County community set between Culver City, Inglewood, Westchester and View Park-Windsor Hills, so a remodel here is permitted and zoned by the County rather than a city hall. Slauson Avenue splits it in two: Lower Ladera, the larger section, and the small Old Ladera pocket lie to the south on gentler ground, while Upper Ladera climbs north toward the Baldwin Hills. On that climb, County hillside mapping marks slopes of 25 percent or more on most lots, and the northern blocks fall in High and Very High Fire Hazard Severity Zones. Across every section, the Westside Planning Area Standards District adopted in 2025 asks that mechanical equipment be visually unobtrusive and integrated with the site, so the pool pad and its screening are drawn with the landscape from the start.
Most homes sit on R-1 single-family lots, with pockets of two-family and limited multiple-residence zoning. South of Slauson Avenue the ground is gentler, while Upper Ladera's streets climb toward the Baldwin Hills and many lots include mapped slopes. A pool built within the required rear yard must stay at least five feet from every lot line.

Los Angeles County Public Works Building and Safety, Southwest District Office
Ladera Heights is unincorporated, so building permits come from Los Angeles County Public Works through its Southwest District Building and Safety office, and zoning follows Title 22 of the County Code. The whole community sits inside the Westside Planning Area Standards District, adopted in 2025, which requires service areas and mechanical equipment to be visually unobtrusive and integrated with the design of the site and building, and asks that a home's required front yard, apart from driveways and entry walks, be kept in drought-tolerant or low-water, native or non-invasive planting served by an on-site irrigation system such as drip. Title 22 allows a swimming pool in a required rear yard if it stays at least five feet from every lot line, and allows pool pumps, heaters and filters there if they sit at least two and a half feet from any lot line and stand no more than six feet tall.

Lower Ladera and Old Ladera, south of Slauson Avenue, fall outside every mapped fire hazard zone, so fire-zone planning is mainly an Upper Ladera question.
Los Angeles County's Hillside Management Area mapping, which marks ground sloping 25 percent or more, touches most Upper Ladera lots as the streets climb toward the Baldwin Hills, so pool and terrace siting starts with a topographic survey.
