Building Here

Life Behind the 50-Foot Setback

G. Allan Hancock developed Hancock Park in the 1920s on part of his family's Rancho La Brea, and he insisted that houses stand 50 feet back from the street. That setback still decides how a property here is used: the raised front lawn belongs to the streetscape, so the pool, the loggia, the outdoor kitchen and any guest house live behind the house, usually reached by a side drive that passes through a porte cochere.

The neighborhood is a Historic Preservation Overlay Zone, yet its preservation plan exempts rear-yard pools, rear-yard decks and new accessory buildings hidden from the street from review. The real design task is making new outdoor rooms read as part of a Tudor Revival, Spanish Colonial Revival or Mediterranean Revival house built about a century ago.

Spacious single-family lots, most of them built on in the 1920s and 1930s. Inside the preservation zone the median single-family parcel is about 12,000 square feet in LA County Assessor data, with the middle half running from roughly 8,000 to 18,000 square feet, and the typical house sits well back behind a raised front lawn with its garage at the rear.

The Ground Rules in Hancock Park

Permits in Hancock Park

Los Angeles Department of Building and Safety (LADBS)

Private pools in the City of Los Angeles are permitted through a Combined Building-Mechanical permit, while pools serving more than two dwelling units need separate building, electrical, plumbing and mechanical permits. Using a City of Los Angeles standard plan on file with LADBS reduces plan check time.

The blocks from Highland Avenue to Rossmore Avenue, between Melrose Avenue and Wilshire Boulevard, form the Hancock Park Historic Preservation Overlay Zone. Its preservation plan exempts rear-yard pools and decks, grading, and detached accessory structures that are not contributing and not visible from the street, as determined by Planning staff, unless the work is in the public right-of-way or the property is under a Historical Property Contract.

Pools or decks elsewhere on the lot, front-yard fences, walls and hedges, and new paving outside existing walk and driveway footprints go to the Director of Planning as conforming work. Additions that stay off the street-visible facades and add less than 30 percent to the square footage that existed when the HPOZ took effect are exempt, while a cumulative addition of 30 percent or more to a contributing house needs a Certificate of Appropriateness.

Permit details checked September 2026 against LADBS and LA City Planning . Rules change, so we confirm them again for your parcel.

What We Plan For
  1. Much of the preservation zone lies over the Salt Lake Oil Field as mapped by the state, and LADBS methane mitigation rules under Division 71 of the Los Angeles Building Code cover additions in its Methane Zones and Methane Buffer Zones, so a parcel's methane status is confirmed before an ADU slab or addition foundation is designed.
  1. Side driveways generally pass through a porte cochere to a rear garage, and that opening can limit the size of excavation and gunite equipment that reaches the back.
  1. Parkway strips are planted with mature sycamores and elms, and changes to landscaping in the public right-of-way go to the Director of Planning, so staging, material drops and utility trenching are planned around the street trees and their roots.
